    Prepare a listing sheet and /or brochure with complete information about your home.

    Arrange all appointments and schedule all visits to your home.  We are open seven days a
    week to better serve you.

    Arrange for all keys to be professionally and securely handled, and place a lockbox if desired.

    Advertise your home at no cost to you. We advertise in publications such as:
    The New York Times
    The Journal News
    The Pennysaver
    Realtor.com
    Various Internet sites including:
    MelflowerRealty.com
    NYJournalNews.com
    NewYorkTimes.com
    .
    Conduct a Realtor Open House and a Public Open House, if you'd like.

    Our listings are also available to be seen on our competitor's websites, through a VOW  policy of cooperation with
    our fellow brokers.

    We will  present and advise you of all offers. In that process, we will preapprove all prospective buyers and
    get bank preapproval letters to back up the offer.
               
    In the case of a cooperative, we will check to be sure the buyer meets the coop board's financial
    requirements to hopefully, avoid any disappointment later.

    Once we receive an "acceptable offer", we will arrange any inspections necessary for engineering and
    coordinate the contract with the attorneys for the buyer and seller.

    Follow up with attorneys to make sure contracts are signed quickly.

    Arrange for the bank appraisal, and work with the mortgage company to ensure a fast commitment letter.
